Our Process

Initial Consultation

We meet the client at their property to discuss their brief, explore the various options for their project and advise them of the necessary procedures and fees.

Sketch Design

We carry out a measured survey of the property to provide an accurate base in which to present the design proposals. These designs are based on the client brief and our own design flair. We use 3D modelling software to create photorealistic images to allow our client to visualise the space.

Planning Application

We will submit the Planning Application of behalf of our client to the local authority. These drawings establish the site layout, building footprint, general internal layout, external appearance of the building, colours and materials.

Warrant Application

We will submit the Building Warrant Application on behalf of our client to the local authority. The building warrant drawings cover detailed construction and materials (timber/steel frame), drainage, foundations and structural stability, weather tightness, insulation u-values, ventilation, electrical layout and structural engineer’s drawings and certification.

Construction

We will assist with the tender process and carry out regular site inspections to confirm that the contractor is carrying out the construction in accordance with the approvals and we will report to the client on progress. At the end of the contract we will apply for the completion certificate from the local authority.
